Property Verification Policy

1. Why verification exists

Verification helps guests, renters, and buyers trust the listings they see on MN Luxe Home. A consistent check on the agent, the property, and the location reduces fraud and makes the marketplace safer for everyone.

2. Verification is optional (unless we require it)

Most listings can go live once they are approved by our moderation team, with or without full verification. We may require verification for certain plans, for very high-value properties, or where automated risk signals warrant it. Where verification is required we will tell you up-front.

3. What each badge means

  • Verified — we reviewed the agent’s identity, the ownership / authorisation document, the GPS coordinates captured during a walkthrough, and the walkthrough video. The submission passed our checks.
  • Inspected — a trusted partner or our team physically visited the property and signed off on the listing on a defined date.
  • Unverified — the listing has not (yet) completed verification. It can still be live, but it carries no badge.

4. How verification works

  1. Open the listing and click Request verification.
  2. Upload the requested documents (ownership / lease / authorisation), capture a live selfie or video, and complete a GPS walkthrough using the in-app capture tool.
  3. Our Trust & Safety team reviews everything. We may ask for additional documents or schedule an inspection.
  4. We mark the listing as Verified, Inspected, or — if we couldn’t confirm — Rejected with a reason.

5. Document handling and privacy

Documents are uploaded directly to a private Supabase Storage bucket over an encrypted connection. They are scoped to your account and the listing under review. The full data flow is covered in the Privacy Policy.

6. What verification does NOT guarantee

  • It does not guarantee lawful title.
  • It does not guarantee the property is fit for any particular purpose or free from defects.
  • It does not constitute legal, financial, or surveying advice. You should still carry out your own diligence.
  • MN Luxe Home is not a party to the underlying transaction and is not liable for outcomes between guests, agents, agencies, or owners.

7. False documents and consequences

Submitting falsified documents, doctored images, or misrepresenting your authority over a property is a serious breach of the Terms of Service and the Acceptable Use Policy. Consequences include:

  • Immediate suspension of the listing.
  • Freezing of any payouts pending review.
  • Permanent ban of the agent / agency account.
  • Referral to law-enforcement where appropriate.

8. Who can see your documents

Only authorised MN Luxe Home staff with a verified role and a recent 2FA verification can open verification documents. Every access is recorded in an append-only audit log. Documents are deleted on request unless legally required to retain them.
